Record prices, slower sales — and a market that's choosing.

Interesting month. The median US home price just hit an all-time high — $440,600 — while sales fell 2.4% and inventory climbed to 4.6 months' supply (NAR). Rates are parked near 6.5% and forecast to ease only slowly. All of it is true at once, and together it tells you exactly what kind of market this is: a choosing one.

Think about what has to be happening for prices to set records while fewer homes sell. Buyers haven't left — they've become selective. They're paying top dollar, sometimes over it, for the listings that grab them, and walking straight past everything else. The average is a mirage: underneath it, the market has split into the shortlist and the pile. Shortlisted homes are setting records. The pile is what's feeding that 4.6-month inventory number.

Which side of the line a listing lands on gets decided early — usually in the first three seconds of a scroll, sometimes in the first week on the portal. And here's the part worth sitting with: almost nothing that decides it is about the property. Same house, same price, same street — presented one way it makes the shortlist, presented another it joins the queue. The variables are the hero image, the staging, whether the copy speaks to the buyer this home should actually win. All of it controllable. None of it about luck.

For agents, this cuts both ways. It's a harder market to move ordinary-looking stock in — but it's a better market to be the agent whose listings consistently look chosen. Sellers notice whose campaigns stand out; in a choosing market, the next seller is choosing too. Every launched-looking listing on your board is a listing presentation you didn't have to give.
